Post-Construction Cleaning: What to Expect

Post-Construction Cleaning: What to Expect

Post-construction cleaning removes the debris, dust, and residues that survive a renovation or new build. For a standard kitchen remodel or bathroom addition in the Twin Cities, expect a professional post-construction clean to take 4–8 hours for a two-person team. The main challenges are drywall dust (which penetrates everything), grout haze on new tile, adhesive residue on surfaces, and fine particulate that settles into HVAC vents.

Three Phases of Post-Construction Cleaning

Professional post-construction cleaning typically runs in three phases:

Phase 1 β€” Rough Cleaning (during or immediately after construction) This phase is the contractor's responsibility. It includes removal of large debris: lumber scraps, packaging, broken tile, drywall cutoffs. If your contractor left this behind, document it before your cleaning crew arrives β€” it affects scope and pricing.

Phase 2 β€” Detailed Cleaning (after construction is complete) This is what professional cleaning companies do. It covers:

  • Drywall dust from all surfaces including walls, ceilings, and inside cabinets
  • Grout haze from new tile installations
  • Paint overspray and drips
  • Window glass cleaning (stickers, labels, construction film)
  • New fixture cleaning (protective coatings, adhesive labels on appliances)
  • Floor cleaning appropriate to new surface type

Phase 3 β€” Touch-Up and Final Walk (optional) After furniture and belongings are moved back in, a final cleaning pass addresses what was hidden during construction. This is often a standard cleaning visit 1–2 weeks after move-in.

What Post-Construction Cleaning Covers

Drywall Dust Removal

Drywall dust is the most pervasive post-construction problem. It is extremely fine, settles on every horizontal surface including inside cabinets, on top of interior doors, on baseboards, and inside HVAC vents. Standard cleaning equipment is insufficient β€” drywall dust requires:

  • HEPA-filtered vacuums (standard vacuums recirculate drywall dust back into the air)
  • Sequential cleaning from ceiling to floor (cleaning floors before walls just moves dust back down)
  • Damp-wiping all surfaces after vacuuming

Do not attempt to mop drywall dust without vacuuming first β€” it turns into paste and stains floors.

Grout Haze Cleaning

New tile installations leave a white, hazy residue on tile surfaces. This is grout haze β€” excess grout material that dried before it was wiped away. Grout haze requires:

  • Acidic haze remover (professional-grade, not consumer products)
  • Timing: grout haze becomes harder to remove the longer it sits; ideally cleaned within 72 hours of grouting
  • Proper dilution and dwell time per the specific grout product used

Window and Glass Cleaning

New windows come with:

  • Protective film (must be peeled before cleaning β€” do not clean with film attached)
  • Label adhesive residue
  • Paint overspray from interior or exterior work
  • Construction handprints and smudges

We use non-scratch adhesive removers followed by full window cleaning with squeegee technique.

New Appliance Cleaning

New appliances have:

  • Protective plastic film on surfaces (remove carefully to avoid surface scratching)
  • Adhesive residue from labels
  • Manufacturing oil on stainless steel surfaces
  • Interior packaging debris in ovens and refrigerators

Floor Cleaning by Surface Type

Floor TypePost-Construction Approach
New hardwoodVacuum with soft attachment, damp mop with pH-neutral cleaner, no steam
New tileVacuum, then pH-neutral wet mop; do not use acidic cleaner on grout before it fully cures
New LVP/vinylVacuum, damp mop with manufacturer-approved cleaner
New carpetHEPA vacuum in multiple passes; may need professional encapsulation for embedded drywall dust
Existing hardwoodCheck for salt/grit from construction traffic before mopping

Post-Construction Cleaning Timeline

For a typical Twin Cities kitchen renovation affecting one room:

TaskTime (2 cleaners)
HVAC vent vacuuming30–45 min
Ceiling and wall dust removal45–60 min
Cabinet interior cleaning45–60 min
New appliance prep and cleaning30–45 min
Countertop and surface cleaning30–45 min
Floor vacuum (HEPA)20–30 min
Floor wet cleaning20–30 min
Window cleaning20–30 min
Total4–6 hours
For a full home new build (2,500+ sq ft), plan 12–18 hours of two-person team time over 1–2 days.

What Post-Construction Cleaning Does Not Include

Be clear about scope before booking. Post-construction cleaning does not include:

  • Debris removal β€” dumpster rental and hauling large construction waste is a contractor task
  • Mold remediation β€” if construction revealed mold, that requires certified specialists
  • Carpet replacement β€” heavily soiled new carpet may require replacement, not cleaning
  • Grout sealing β€” cleaning removes grout haze; sealing is a separate protective service
  • Paint touchup β€” cleaning reveals paint misses; touching up paint is a painter's job

Preparing for Your Post-Construction Clean

  1. Confirm all construction work is complete β€” cleaners arriving while workers are still active cannot work safely or effectively
  2. Verify utilities are on β€” electricity, hot water, and HVAC must be operational
  3. Walk through with your contractor first β€” document any construction defects before cleaning hides evidence
  4. Ask your contractor about grout product used β€” we need to know the specific product to select the correct haze remover
  5. Ensure ventilation β€” open windows if weather permits; drywall dust removal requires air movement
  6. Clear the schedule β€” plan for 4–8+ hours; don't schedule movers the same day

Cost of Post-Construction Cleaning in Twin Cities

KLY Cleaning rates post-construction work at $55/hr per cleaner β€” the same rate as our standard services. However, post-construction jobs consistently run longer because of drywall dust, grout haze, and the additional scope.

Estimate by project type:

  • Single bathroom remodel: 3–5 hours (2 cleaners) = $330–$550
  • Kitchen renovation: 4–7 hours (2 cleaners) = $440–$770
  • Full floor addition: 6–10 hours (2 cleaners) = $660–$1,100
  • New construction (full home, 2,500 sq ft): 12–18 hours (2 cleaners) = $1,320–$1,980

We recommend scheduling a site visit for accurate quotes on larger projects.
